RESTAURANTS, HOTELS NOT IN REVISED LAND PLAN

Developer J.D. Nicewonder has revised his proposal for planned commercial zoning at Prices Fork and Plantation roads so it no longer includes plans for restaurants or hotels in the district.

Tom Roberts, project engineer for Anderson and Associates, said development of the 10.5 acre site - which consists of two parcels on opposite sides of Plantation Road - will be restricted to commercial office space and town houses.

Town Council will hold a public hearing on the matter at 7:30 p.m tonight.

Previous plans for the site included commercial office space on the smaller half-acre site in front of the Red Lion Inn and a restaurant, hotel and 37 town houses on the site across the street.

The Planning Commission last week recommended disapproval of that proposal, saying the development was too intense.

Roberts said Nicewonder used the Planning Commission's recommendations to modify his plan for less intense and less dense development.

The first three phases of the project would be commercial office buildings and the last phase would be the town houses. Each town house will have a maximum of three bedrooms.

The project has been the subject of some controversy as neighbors of the site say development there is unneeded and will increase traffic and harm the environment.

Council also will hold a public hearing on a Virginia Tech sorority's request for rezoning so it can build three Greek houses northwest of U.S. 460 on Tom's Creek Road.

Kappa Delta is asking the town to rezone 23.4 acres at 1600 Tom's Creek Road so it can build an 11,000 square-foot sorority house. In addition, the sorority wants to divide the property so two more Greek houses can be built there.
