ARCHITECT SUES HOTEL FOR RENOVATION WORK

A Colorado architecture firm that did initial design work for the Hotel Roanoke renovation says Virginia Tech Real Estate Foundation Inc. and Classic Properties of Virginia Inc. owe it $206,512.

Perez Architects/Interiors filed suit Friday in Roanoke Circuit Court asking to be reimbursed for $193,355 for services and $13,157 for project-related expenses.

The foundation owns the hotel. Classic Properties was an offshoot of Classic Properties of New Orleans, which in May 1991 was selected by Tech as developer of the hotel and a planned adjoining conference center.

August Perez III was Classic's vice president and chief architect for the project.

The relationship between Classic and Tech soured after Classic failed to produce the $2 million investment it promised to the project as part of the development deal.

Classic had won the contract over six other developers. After the deal fell through, a company headed by developer Henry Faison of Charlotte, N.C., was hired to redo the hotel for Tech and build the conference center, which will be owned by Roanoke.

The suit says that the contract with the foundation and the Classic entity set up for the project provided that if the arrangement with Classic was terminated, Perez would be paid for its work as long as it did not cause the termination.

Perez wants the fees plus 8 percent interest, applied from Jan. 2, 1992.

Raymond Smoot Jr., vice president for finance at Tech and secretary-treasurer of the foundation, said late Friday that he was not aware the suit had been filed.
