WINN-DIXIE SIGNS DEAL TO BUILD FIRST OF 3 NEW STORES CHAIN EXPANDING IN ROANOKE AREA

Winn-Dixie Stores said Wednesday it has signed a deal for construction of the first of three supermarkets in the Roanoke Valley.

James Kaus, real estate manager for the Jacksonville, Fla.-based chain, said Winn-Dixie is committed to expansion in the Roanoke Valley and plans soon to operate a total of five stores in the metro area. Winn-Dixie already has supermarkets in Vinton and Troutville.

The deal closed this week calls for construction of a supermarket at Plantation and Hollins roads. The site is opposite an existing Food Lion store.

Kaus said he is negotiating for purchase of other possible sites for two more marketplace stores in the Roanoke Valley.

The Plantation Road store will contain 46,000 square feet, Kaus said, making it significantly larger than its existing area outlets. The two additional stores will be at least that large.

The new stores, in Winn-Dixie's new Marketplace format, will have a deli, bakery, seafood center, pharmacy and floral shop, Kaus said. Winn-Dixie has been building larger stores including those facilities for the last several years, Kaus said. The closest to Roanoke currently is in Lynchburg.

Ralph Williams of Copty & Co. in Roanoke, who brokered sale of the land and construction of the store, said the 6.96-acre tract was sold by Mary E. Hinman, Walter M. and Sue E. Spangler, and First Union National Bank of Virginia as trustee under the will of Mindred T. Hinman. The purchase price was $643,800.

The land was purchased by Zimmer Development Co. of Virginia, L.P., of Wilmington, N.C.

Williams said the new owner will prepare the site, then build and equip the store. He projected that Zimmer will invest about $5 million in the project. Winn-Dixie will lease the completed facility.

Work should begin in about 30 days, Williams said, and the project should be completed by the end of the year.
