ON THE MOVE: HOME TOUR WINNERS ARE NAMED

Twenty-one dwellings were cited at the recent Hampton Roads New Home Tour, with three winners each in seven price categories. The two judges were from Richmond and the Peninsula respectively.

Under $100,000: The Mainline at Station Square by Chesapeake Homes was awarded the Gold, The Kerrington at The Gables in Bellamy by The Dragas Cos. won the Silver award, and The Chestnut at Walnut Hills Estates by Benchmark Building got the Bronze.

$100,000 to $137,999: Gold, The Fairlee at Courthouse Estates by Centex Homes; Silver, The Christopher at The Villages of Woodlake by Hearndon, and Bronze, The Alexander at Courthouse Estates by Affordable Homes.

Kudos: Four local Century 21 operations were recently named Gold Club Offices, based on sales volume and units sold. The winners - Century 21 At The Mall, Virginia Beach; Century 21 Greg Garrett in Newport News; Century 21 Nachman Realty Co., Newport News, and Century 21 Charter Realty Corp., Virginia Beach.

Three sales associates were honored with the Centurion Candidate Award: Larry Townsend and Robert W. Daniel with Greg Garrett and Kenneth Rapp with Century 21 At The Mall.

Other agents cited by Century 21 were Larry Townsend, top sales associate, team category; Kenneth Rapp, top sales associate, corporate category, and Bonita Hunter of Nachman Realty, top sales associate, individual category.

Womble Realty has announced its outstanding employees for April. Brenda Rawls of the Beach Office is the top sales associate for that month while Anna Sullivan of the Great Bridge office was the top listing associate.

Four agents from The Prudential Decker Realty attended a Homefinding Certification course and Homemarketing Certification seminar in Richmond this month: Michael Miller, Patsy Wyllie, Valarie Hill and Darlene Rice. The training dealt with assisting families moving into and out of an area such as Hampton Roads.

New homes didn't get much bigger in 1994, but builders continued to fill them with more amenities, such as more bedrooms and bathrooms, according to U.S. Census data analyzed by the National Association of Home Builders.

The median size of a newly completed single-family house in 1994 was 1,940 square feet, down from 1,945 in 1993. The size of new homes in the United States has not changed considerably since 1990 after the solid growth of the '80s, according to the NAHB.

Central air-conditioning can be found in 79 percent of new homes, up from 69 percent in 1986. This can be partially attributed to the growth of home sales in the South and Midwest, the NAHB says.

Last year, 78 percent of new homes had at least a two-car garage, a big increase over the 60 percent in 1986. Just 13 percent of new dwellings in 1994 did not offer a garage or carport, down from 21 percent in 1986.

Thirty percent of new homes last year had four or more bedrooms, up from 20 percent in 1986, according to the NAHB. Just about half the new houses had 2 1/2 bathrooms, with 15 percent having three or more.

Vinyl exterior siding was offered on 28 percent of new houses in 1994, up from 25 percent the year before; wood siding went from 31 percent to 27 percent over the two years. Gas remained the dominant heating fuel in '94 with a two-thirds share in new homes, up from 47 percent in 1986.

Housing starts rose 0.4 percent in April, the first advance in four months, due to a gain in multifamily building. Construction of single-family homes continued to fall despite lower mortgage rates.

Starts rose in the South and West but fell elsewhere, including a double-digit drop in the Northeast.

The Commerce Department said that construction of new single-family homes and apartments totaled 1.24 million at a seasonally adjusted annual rate, up from 1.23 million in March, when starts originally were estimated to be 1.21 million.

But single-family construction - about 80 percent of total starts - slipped another 0.1 percent to 983,000, the fourth straight drop to the lowest rate since 939,000 in March 1993.

Construction of apartments and condominiums managed a 2.4 percent increase, to 253,000, after falling 8.9 percent a month earlier. MEMO: On the Move reports management changes, awards, seminars and new
