Goodman Segar Hogan Hoffler, a Norfolk-based commercial real estate company, has bought Elam & Funsten, a 127-year-old Richmond real estate concern. Goodman Segar Hogan Hoffler will add the 750,000 square feet of retail space that Elam & Funsten manages to its own portfolio of 15.5 million square feet of retail, office and industrial space in Virginia. James L. Doherty, president of Elam & Funsten, called the sale bittersweet because it ended a company that began in 1868. ``But the real estate industry is changing,'' Doherty said, ``and we are seeing a trend for full-service firms having advantages over the smaller two- and three-man shops.''
