Windsor Park is a small area, sort of nestled between Windsor Forest and Windsor Woods, near Mount Trashmore in Virginia Beach. When complete, it will consist of 38 lots.
About two years ago, Tate Terrace Realty Inc. developed the area. Then Beco Construction built 29 houses before selling the remaining nine lots to the current building company, Associated Development LLC, which began construction last April. There are six lots left.
``I think people are having trouble finding us because we are so tucked away - even agents have called asking where we're located,'' says Joanne Shannon, an agent with the Thoroughgood office of Long & Foster Realtors.
Shannon is marketing the area. ``I tell them to just go straight down South Boulevard and they can't miss us. The ones who do seem to find us seem very impressed,'' she said.
Eight of the nine lots sit on Palace Place and Gateway Place (both cul-de-sacs); the remaining lot is on South Boulevard. A Sentara Nursing Center rests at the end of one of the cul-de-sacs.
``Response has been good; we're moving right along,'' says John Olivieri, one of the builders. They're trying to get some inventory houses built, since they're finding that buyers want houses they can move into quickly, he says.
And an inventory house would help Shannon out. She hasn't been able to keep a house in which to work. Every time a house is finished she has to switch to another house so the buyers can move there. As they're building, the builders are leaving the flooring, cabinets and counter-tops choices for the buyers.
Following in their father's and grandfather's footsteps, third generation builders John and Christopher Olivieri formed their own company, Associated Development, LLC, at the beginning of the year. Before that, they worked for another builder.
They offer both ranch and two story plans at Windsor Park, each with three elevations. The base price for the three bedroom, two bathroom ranch is $114,995. The two story, three-bedroom with a loft or four-bedroom, 2 1/2-bathroom model starts at $124,995.
The Olivieris offer a lot of standard features that are usually options with other builders, says Shannon. Try the ventless fireplace with slate hearth and surround, built-in TV niche above the fireplace and pre-wiring for a security system on for size.
The houses have natural gas heat and hot water heater and are energy efficient. Some of the standard features include custom cabinetry, Formica kitchen counter-tops, an electric range and dishwasher, disposal, maintenance free vinyl siding, pull-down attic stairs, concrete patio, water-saving toilets and shower heads, wall-to-wall carpeting, simulated marble vanity tops in the bathrooms, and cathedral ceilings in the master bedroom, living room and great room.
The two-story model has a family room, dining room, living room and eat-in kitchen. The ranch offers a great room and kitchen with bar top. Two of the elevations for each model and jetted tubs in the master bedroom are optional features.
``The plans are open, airy and sunny; people nowadays like that,'' says Shannon. Lots size ranges from about 5,000 to 15,000 square feet. The houses run from about 13,000 to 17,000 square feet.
``It's very quiet back here,'' says Shannon. ``It's a wonderful location - so centrally located. We're in the heart of Virginia Beach.''
It doesn't matter where you work, with access to Route 44 just a hop away, she says. Choices for recreation and entertainment are numerous. ``And oh boy do we have shopping around here.''
``The builders put their hearts and souls into this job,'' said Shannon. ``They pay attention to minute detail; that's what people want. People want to get the quality that they're paying for and that's what we're offering here.'' ILLUSTRATION: Color photos by Gary C. Knapp

Schools: Windsor Woods Elementary, Independence Middle and Princess
Anne High schools.
Shopping: Pembroke Mall is quite close. Lynnhaven Mall is an easy
drive also. Plenty of stores and other commercial facilities on
Holland Road, Independence Boulevard and Virginia Beach Boulevard.
Recreation: Mount Trashmore Park is just down the street, as well as
the YMCA and the Windsor Woods Library. The Kempsville Recreation
Center is convenient, too. Route 44 allows a quick trip to the
beach.
Hospital: Sentara Bayside Hospital on Independence Boulevard is the
closest.
